John Gaines was born in San Antonio in 1955, and has also lived in Galveston, Houston, and Fort Worth. He and his wife, Susan, moved back to San Antonio in 1985 and have lived here ever since, along with their two daughters, Kaki and Caroline. John has a BS in Advertising from the University of Texas at Austin and a Masters of Business Administration from Texas Christian University. He was a member of the Sigma Nu fraternity and also a member of Texas Cowboys, a service organization at UT.

Upon his return to San Antonio in 1985, John was involved in the project that has become known as La Cantera/Fiesta Texas. He participated in the negotiations and planning for the eventual sale of his family's crushed limestone quarry to USAA. This project became the centerpiece for a wave of new commercial and residential development along the I10 corridor.

From that project, an investment partnership was formed. This entity's goals were to invest in various real estate and venture capital projects in the greater San Antonio area. One of the first was the acquisition of property in the center of the city of Boerne, now known as the Heart of Boerne subdivision. This tract was redeveloped and new lots were designed and marketed by our partnership. Additionally, the partnership built several homes in the subdivision. Ultimately, the subdivision was built out and completely sold out. This partnership has gone on to acquire and manage several other commercial properties.

In 1997, John became Chief Appraiser for the Bexar Appraisal District, allowing him to venture into the realm of public service and property taxes for nearly 6 years. During his time at the District, he achieved a professional appraisal designation while acquiring land and negotiating the development and construction of a new 52,000 square foot office building for the District. His major administrative focus was to mediate and negotiate value disputes on thousands of residential properties and multiple hundreds of commercial properties. Through this, John gained valuable experience in the fine art of negotiation as it relates to property values.

Since leaving the District in 2002, John has continued his endeavors with his partnership and the acquisition of real estate for investment purposes. He has purchased houses in the Alamo Heights area for renovation and resale and has also built a new home on Wildrose, where he currently resides with his wife.

John currently serves as the Chairman of the Architectural Review Board for the City of Alamo Heights. This board reviews all new construction and renovations in the City of Alamo Heights, ensuring that architecturally relevant properties are preserved and that any new construction projects maintain an architectural compatibility with the existing charm and beauty of Alamo Heights. Through this association, John has seen first-hand the new and exciting developments in our city along with pursuing an architectural integrity that adds value and new vibrancy for our community. In addition, this role has afforded John many opportunities to facilitate the development process for property owners in the City of Alamo Heights.
