This beautiful property on Highway 44 East of Palo Cedro includes rolling hills, oak-studded savannahs and extraordinary views of Mt. Shasta and Mt. Lassen. The Silverbridge Oaks Residential Development was approved for the site as a 667-acre Specific Plan (the ''Plan'') in 1995 by the Shasta County Board of Supervisors. The Plan became a part of the County's General Plan at that time, setting a maximum density of one residential unit for every two acres of land within the Plan area. The Plan envisions development of approximately 320 residential units connected by paved rural roadways with walking paths along one side of each road within the right of way.

It is likely the open-space areas would be deeded to the Home Owner's Association, as common area with each lot having a non-exclusive easement to use the space in accordance with Covenants, Conditions and Restrictions. Development of the Specific Plan will require adoption of an appropriate environmental review document, approval of a Phased Vesting Tentative Map, and rezoning to conform current zoning with the Specific/General Plan density. The studies and analyses which supported the County's adoption of the Environmental Impact Report for the Specific Plan will require updating during the Tentative Map Approval process. The developer may elect to offer a range of lot sizes to best utilize the topography of the site and to meet the needs of the residential real estate market in the greater Redding region.
