''The Seller is acting solely in her capacity as a Court Appointed Receiver pursuant to an Order of the Superior Court of New Jersey (the ''Court''). Buyer and Seller acknowledge and agree that a contract between the parties for the sale of the real estate described herein will be subject to the review and approval of the Court, which shall be memorialized in a court order. Further, the Buyer and Seller acknowledge and agree that the Seller is not the Property owner and therefore has limited, if any, information regarding the condition of the Property; accordingly, the sale will be as-is where-is with all faults.''
