South Africa has three capitals. Pretoria is the executive capital. Bloemfontein is the judicial capital and Cape Town is the legislative capital. It’s also the cosmopolitan capital, combining a vibrant multicultural metropolis with blissful natural wonders.

Its landscape is filled with iconic landmarks like the Victoria & Alfred Waterfront, Table Mountain and famed Atlantic Coast beaches. Capetonians enjoy warm weather year-round and take advantage of it with an active lifestyle. Although second to Johannesburg as the most populous urban area, it’s number one as the country’s international tourist destination.

Global house hunters can buy in South Africa without restriction. “Swallows” from the UK represent the largest group of Cape Town’s international base. They spend British winters in warm Cape Town and return home like swallows in the summer.

Geography plays a role in how the city is divided. For instance, City Bowl, an area which includes the harbor, central business district and additional communities, is bordered by Table Mountain National Park and the bay. To the east of City Bowl is the highly desirable area known as the Atlantic Seaboard. Some of the most expensive properties on the entire continent are here in places like Bantry Bay, Fresnaye and Clifton, home to “millionaire’s row.” A collection of shady, well established neighborhoods called the Southern Suburbs are popular with families, in no small part for their access to highly rated educational institutions.

More rugged environs are on the Western Seaboard with stellar views of Table Mountain. The Northern Suburbs are close to the region’s famous wine trail.

Properties range from oceanfront trophy homes to industrial-style, open plan loft apartments in the city center. A prevalent architectural style is Cape Dutch, which originated in the 18th century and features Dutch, French and Indonesia influences. Cape Town has the highest density of Cape Dutch buildings in the world and many newer homes have been built with a nod to the historical style.
