Afton Oaks at a Glance
Sotheby's International RealtyAfton Oaks subdivision is a welcoming oasis of oak tree canopies, wide smoothly resurfaced streets with antique-style street lamps, and sloping green lawns. Even in the grip of a Houston summer, the temperature seems to drop a few degrees within its borders – despite the fact that Afton Oaks is enviably located within Houston’s prestigious inner-Loop.
This heavily deed-restricted neighborhood offers an impressive selection of updated vintage and recently constructed homes on approximately 500 home sites. The tight-knit community was developed in the 1950s on farm and ranch land owned by the Stahlman and O’Meara families. Richmond Avenue ended at the railroad tracks that border the neighborhood’s east side and as Afton Oaks grew, working farms continued to operate north and south of the area. Highland Village, on the subdivision’s east side, became the shopping center – there was no Galleria. The Afton Oaks Civic Club was chartered in 1955 and continues to actively enforce deed restrictions, mandatory HOA dues and architectural controls. The Afton Oaks security patrol, composed of off-duty Houston police officers, regularly patrols the neighborhood in marked cars.
Afton Oaks is dominated by 1950s one-story homes, a great many of which have been expanded and superbly updated. Recent years have seen an increase in the construction of luxurious two- to three-story homes, some in gated enclaves. There is room for both vintage and modern structures in Afton Oaks.
The subdivision’s original structures sell in a range from the high $300,000s to close to $800,000 for those with substantial updating or on very large lots. Recent and new- construction homes sell for well over $1 million and range to $3 million.
With proximity to downtown and the Galleria, plus the availability of excellent public and private schools, Afton Oaks attracts a wide demographic of residents. Young families, older original residents, professionals with no children, and empty nesters – all are welcome.
